Where we work

Every part of Richmond Hill, and what each one means for your marketing

We work with trades serving all six wards of Richmond Hill. The city's north, centre and south differ in housing age, growth and travel time, so a good plan treats them differently.

Written by Ali Sedighi, MBALast updated:

We work with trades across all of Richmond Hill: six wards, a historic core along Yonge Street, a fast-growing north on and around the Oak Ridges Moraine, and a dense south where the city meets Highway 7. Treating the whole city as one market wastes money, because travel time, housing age and buyer expectations shift as you drive from one end to the other.

The city at a glance

Richmond Hill is a lower-tier municipality in York Region with about 202,000 residents in the 2021 Census. Its council has six ward councillors, two regional councillors and the mayor.

Three facts shape almost every plan we write here:

  • It is mainly a city of houses. Of 69,315 occupied private dwellings in 2021, 56.7% were single-detached, 15.2% row houses and 3.8% semi-detached. Owners who make their own decisions about furnaces, roofs, basements and yards are your main buyers.
  • The towers are concentrated. Apartments in buildings of five or more storeys made up 18.7% of dwellings, clustered mostly along Yonge Street and near Highway 7.
  • Over half the land is Moraine. The Official Plan notes that the Oak Ridges Moraine covers more than half the city, which spreads northern communities out and lengthens drive times.

The groupings below follow the general location of each community. The City publishes no official neighbourhood list, so treat the boundaries as practical rather than legal. The build adds the full list of names under each heading.

Historic communities

Richmond Hill grew from a string of older settlements, and many of those names still mean something to customers. The Village of Richmond Hill, the historic downtown on Yonge Street, sits alongside crossroads communities like Carrville, Richvale, Langstaff, Headford, Elgin Mills, Gormley and Jefferson.

What this means for your marketing:

  • Older housing stock in the core. Homes around the old Village and the original crossroads tend to be older than the subdivisions around them. That suits trades that handle upgrades and replacements: electrical panel work, plumbing re-pipes, heating system swaps, windows and insulation.
  • Customers recognise the old names. A page or ad that mentions the Village or Richvale reads as local in a way that "York Region" doesn't. Use these names only where you really work.
  • Check before you promise. Renovators working on older properties should confirm any heritage or permit requirements with the City before quoting exterior changes, and their marketing should never imply approvals they don't control.

Northern Richmond Hill

The north takes in Oak Ridges, Lake Wilcox, Jefferson, Tower Hill and Gormley, plus the newer secondary plan areas of West Gormley and North Leslie. Much of this land sits on or beside the Oak Ridges Moraine, and Oak Ridges has its own local centre in the Official Plan.

What this means for your marketing:

  • Distance is the main cost. Homes are spread out, and a crew based near Highway 7 loses real time getting here. Trades based in the north have a natural edge in map results for northern searches, and should press it.
  • A mix of new and established homes. Newer subdivisions in North Leslie and around Lake Wilcox bring demand for finishing, landscaping, fencing, decks and first-time maintenance. Established parts of Oak Ridges bring replacement work.
  • Seasonal outdoor demand. Larger lots near the lake and the Moraine mean steady spring and fall demand for landscaping, tree work and drainage, and winter demand for snow clearing.
  • Nearby markets. Aurora and King border the north. A northern Richmond Hill trade can often serve parts of both more easily than it can serve southern Richmond Hill at rush hour.

Central Richmond Hill

The centre includes Mill Pond, Elgin Mills, Hillsview, Beverley Acres, Bayview North and Headford. It sits between the historic core and the newer north, with the Headford Business Park and parts of the Yonge Street corridor nearby.

What this means for your marketing:

  • Mature family neighbourhoods. Many homes here have reached the age where original systems and finishes are being replaced. That suits HVAC, plumbing, roofing, kitchen and bathroom renovation, and basement finishing.
  • Strong word-of-mouth networks. Long-settled streets mean neighbours know each other. Reviews and referrals often matter more than ads; see reviews and referrals.
  • Business-to-business work. The Headford area and the business parks along Leslie Street bring commercial maintenance work for electrical, HVAC and cleaning firms.
  • Good base for coverage. A shop in the centre can reach most of the city in reasonable time, so it can use a wider service area than a shop at either end.

Southern Richmond Hill

The south takes in North Richvale-Yongehurst, South Richvale, Doncrest, Bayview Hill, East Beaver Creek and Langstaff. Here the city runs into Highway 7. Richmond Hill Centre sits in this district, and the province's growth planning treats it together with Langstaff Gateway as one urban growth centre straddling the Markham border.

What this means for your marketing:

  • Two very different buyers. Large detached homes in areas like Bayview Hill support high-ticket renovation, HVAC and landscaping work. The towers growing near Highway 7 and Yonge bring condo owners, boards and property managers, who need a different pitch.
  • Busy commercial districts. The Beaver Creek Business Park, the Bathurst and Highway 7 local centre and the East Beaver Creek and Highway 7 local centre all bring commercial service and maintenance demand.
  • Border markets. Markham and Vaughan are minutes away. Many southern Richmond Hill trades do a large share of work across those borders, and their marketing should say so honestly.
  • Heavy competition. The south has the most competitors per street. Tight targeting, strong reviews and a clear Google Ads ceiling matter most here.

Business districts and corridors

Commercial demand is concentrated in a few places named in the Official Plan:

Area type Examples
Centres Richmond Hill Centre; the Yonge and 16th Avenue/Carrville and Yonge and Bernard key development areas
Local centres the historic Village and Oak Ridges, Newkirk, plus two centres on Highway 7 (at Bathurst and at East Beaver Creek)
Corridors Yonge Street and Highway 7
Business parks Beaver Creek, Barker, Headford and Newkirk business parks, plus the Leslie Street institutional area

For trades that sell maintenance contracts, these districts are worth a separate campaign aimed at owners and facility managers.

Nearby municipalities

Richmond Hill borders Markham, Vaughan, Aurora, King and Whitchurch-Stouffville. We include them in your plan only where you already serve customers and the drive makes sense. A good rule: if you wouldn't take a same-day call there, don't advertise there.

Mark your last 40 jobs on a map and you'll see your real territory. Then read our guide on reading Richmond Hill's housing mix, look at our services, and contact us by call, text or email. We're a marketing and consulting service and we never do the trade work.

Frequently asked questions

Do you cover all of Richmond Hill?

Yes. We work with trades serving every ward and community in the city, from Oak Ridges and Lake Wilcox in the north to South Richvale and Langstaff in the south.

Can my campaigns include Markham, Vaughan or Aurora?

Yes, if you genuinely serve them. Many Richmond Hill trades already take jobs across the borders, and we target those areas only where you have the crew time and the travel makes sense.

Should I build a separate page for every neighbourhood?

No. Thin pages that repeat the same text with a different community name can hurt you. Build pages only where you have real jobs and specific things to say.

Where does the neighbourhood list on this page come from?

The City publishes wards, centres, corridors and business parks officially, but no official neighbourhood list. The community names here are grouped by general location from the Official Plan and widely used local names.
